The developers plan to install Mister Car Wash in the Spokane area.
A building permit application was recently submitted to the City of Spokane to build an awning for autoworkers.
This filing accompanies a May application to build the project’s infrastructure.
According to city records, the assignment at 4301 S. Regal St. It will include an automated car wash and vacuum stations, in addition to other improvements at the site.
The allocation is located next to an existing Maverik fuel station. The h car is also about two blocks from the Shopko building that was recently demolished to make way for a new Home Depot location.
South Hill Mister Car Wash will be the eighth location in the Spokane and Coeur d’Alene area.
Most recently, the company finished the structure of a car wash at 255 E. Hoerner Ave. , just east of a Chick fil-A location, in December of last year, according to city records.
The South Hill assets belong to the estate of the defeated couple, Harlan and Maxine Douglass.
Developers have submitted a permit application to the City of Spokane to allow for the renovation of an asset on Monroe Street, across from the Central Spokane YMCA.
According to city records, the paintings would come with façade innovations and asset efforts on roughly 15,000 square feet of advertising space.
Nick Czapla, chief operating officer of LB Stone Properties Group, said in March that the building, at 1023 N. Monroe St. , could be divided to accommodate two tenants.
At the time he said the stores had still been chosen.
He said that last year the previous owner of the building operated it as an auto repair shop, which led him to leave the site blank.
Czapla may not be reached last week, but earlier this year he said developers had opted not to commercialize the resources until innovations were made.
“We took it off the market because we need to beautify it first. People will look at it and possibly not be able to see anything bigger in it, because it’s such an ugly building,” he said in March.
At the time, he said developers would begin discussing the type of tenants they would have when they obtained the permits.
According to city records, much of the review procedure is still ongoing, adding environmental, sewer, water, fire and transportation reviews.
“The interior will be built accordingly,” he said. In this area there is a lack of shops and we believe that it is a wonderful construction with exclusive features, such as wooden beams inside”.
Although the approval procedure is still in its early stages, in March it was expected that the renovation paintings would take about three months.
It’s unclear how many tenants will occupy the space. The plans show two separate entrances that will be installed on the north exterior of the building in case they can accommodate two tenants.
Currently, the asset is zoned for productive purposes. According to municipal records, no application for substitution of use has been submitted.
The land was purchased through Lawrence B. L. B. Stone Properties in 2022 for $2,425,000, according to county records.
The renovation effort is estimated at about $200,000, according to documents submitted to the city.
On the north side of the assets is a paved domain that will be replaced with a parking lot that will feature landscaped islands, lighting and ramps to bring the assets into compliance with the Americans with Disabilities Act, according to plans.
The sidewalk at the east end of the assets along Monroe Street will also be replaced. Tree gaps will be added to sidewalks.
New exterior cladding, masonry and anti-graffiti paint will be implemented on the exterior of the building.
According to the documents presented, a canopy fixed to the west wall of the construction will be demolished and replaced by more parking spaces.
Spokane-based LB Stone Contracting is indexed on the application as a contractor.
Spokane Valley-based Architectural Ventures designed the project.
