CTP, Europe’s largest developer, owner and manager of commercial and logistics housing in terms of gross leasable area (GLA), is building a major new high-tech business park in Mülheim, Germany, following the acquisition of 335,000 m² from a French multinational company, Vallourec.
CTP will convert the brownfield site that housed a commercial rolling mill into a new, modern, state-of-the-art business park that will supply more than 160,000 m² of retail space.
CTP aims to create thriving business ecosystems where businesses collaborate and grow together, bringing local economies to life by creating jobs and stimulating business creation. The new sustainably designed park will showcase CTP’s unique Clubhaus concept, which will provide a mix of recreational offerings for the occupants’ employees, adding amenities such as restaurants, cafes, shops, exercise spaces, events, meetings, medical services and much more, all located in fairly landscaped gardens next door. CTP believes that this will not only attract consumers to the park, but will also attract and retain the most sensible talent.
Earlier this year, CTP announced it would invest €300 million to expand its portfolio in Germany over the coming years, aiming to double the length of its European park network by the end of the decade. CTP has noticed an increase in demand for high-tech corporations across its European portfolio, with corporations taking advantage of the continent’s highly professional workforce and robust business environment. Many foreign corporations are also “offshoring” high-tech production. products to Europe to be closer to where their consumers are and reduce the risks of the origin chain. New European regulations, such as the European Chips Act, are also incentivizing corporations to manufacture within the EU.
Sustainability will be at the heart of the design of the new CTPark. Photovoltaic (PV) systems will allow a non-fossil energy source to operate, and parts of the existing structure will be kept under structure to reduce CO2 emissions. CTP designs the park to obtain the DGNB Gold rating through the German Green Building Council (Deutsche Gesellschaft für Nachhaltiges Bauen).
The site is located in the center of the Rhine-Ruhr metropolitan area, one of the largest agglomerations in Europe and close to the German business centers of Düsseldorf, Duisburg, Dortmund and Essen. Connections to the A1, A2, A3, A42 and A52 motorways are also seamless. This makes it possible to reach these cities and other parts of Europe quickly. Mülheim is also close to Belgium and the Netherlands and is well connected to the ports of Amsterdam, Antwerp and Rotterdam.
The CTP has been very active in Germany in recent months. In December 2023, it announced the sustainable construction of a 60,000 m² urban business park (GLA) in Krefeld, also in the North Rhine-Westphalia region. Last summer, the CTP announced plans for a 130,000 m² plot of land in Wuppertal, West Germany, in a new study and progression district next to a hotel.
CTP entered the German market in 2022 with the acquisition of Deutsche Industrie REIT-AG, which had a backlog of 1. 6 million m² to 3. 9 million m², for around €800 million. CTP now has a team of 50 employees spread across 3 offices in Germany, 33,000 m² of retail and logistics space under development and a 155,000 m² site.
