The site of a Mercedes Benz dealership on Carters Ave, Toorak acquired through Orchard Piper for $67 million from the Hagen family.
The land ownership, reconstituted since 1932, consolidates the 3,600 m² at 7-11A and 17-19 Carters Avenue.
The deal took two years as part of a show-of-interest crusade that involved direct negotiations between Hagen’s circle of relatives and Orchard Piper.
The deal reached with two-year terms of agreement, is in addition to Orchard Piper’s $28 million acquisition of a 1,400 m² parcel of land at the corner of Toorak and Mathura Road.
Once completed, the space is expected to be more than $150 million in luxury apartments, offices and stores.
Carters Ave raises Orchard Piper’s properties in the village of Toorak to over 5000 m², with a value of $95 million and final values of over $550 million for either project.
Luke McKie and Rick Gronow, administrators of Orchard Piper, said their relationships with Melbourne’s high-end markets, as well as their intimacy with the land and the seller, had allowed the duo to grow the prestigious band.
“Having a close and trusting relationship with Hagen’s circle of relatives allowed us to shape this agreement in agreement with the vendors, who were interested in a high-quality outcome for the site, given its ownership and its long history,” said Mr. Hagen. Grow now.
Designated as a key progression site as part of Stonnington Council’s planning plan, Orchard Piper aims to reshape the $400 million community through “super premium” residential offerings, as well as lifestyle services, high-end retail stores and advertising suites.
“As with our plans for the corner of Mathura and Toorak Road, the architectural reaction to this site reflects the importance of its location. We have been actively involved in the region for over 13 years, having developed six previous projects just minutes from this site. Mr. McKie said.
“It is now widely identified that the village of Toorak is entering a new era. This, combined with our two new venues and the Stonnington City Council’s investment in street art and furniture, will take the village to new heights.
The has won more than 14 donations of more than $700 million in long-term capital from Toorak Village, arguably Australia’s most esteemed suburb.
“Given the site’s truly extensive footprint in the very centre of Melbourne’s most prestigious suburb, this was indeed an exclusive opportunity for the variety of significant progression effects it offered,” said Allard Shelton director Joseph Walton.
“The sale procedure was heavily questioned, with the cross expression of interest generating more than two hundred genuine customer requests and, more importantly, a total of 14 offers from local, interstate and foreign parties. “
CBRE director Nathan Mufale added: “The sale highlights Toorak’s appeal as Melbourne’s most sumptuous suburb, with the suburb recording the average value in the state at $5. 5 million. “
“That’s a 12 percent increase over the past twelve months, with the suburb absorbing $1 billion in luxury residential home sales in 2021. “
The acquisition brings Orchard Piper’s growth pipeline to more than $1. 1 billion in Melbourne. The designs are expected to be submitted in 2023, and the structure will begin the year following the end of Mercedes’ lease.
